Criterion 1: Are bills set up at signing, rather than reissued every month?

Why it matters: Recalculating bills every month is error-prone and time-consuming.

Where the usual approach falls short: Each period you create the spreadsheet yourself, work out the amounts yourself and send it to the tenant yourself.

A few details:

  • The payment page shows the fee breakdown, offsets (negative values) and the total, as well as the payment deadline and payment status
  • Several bills can be paid together, showing the number of combined bills and the combined total; when combined, only credit card or virtual bank account can be used, and standard bank transfer is not offered
  • The bill page keeps a payment record: payment order number, payment method, whether payment succeeded, payment time, completion time and proof of transfer

The landlord's payment settings are in “Linked Accounts”. Credit card setup must be completed first before you can set up a virtual bank account or standard bank transfer; only one of virtual bank account and standard bank transfer can be enabled at a time, and either can be switched on or off at any time.

Criterion 4: Is the scope of automatic matching clearly stated?
