Feature 1: Property management and listings

Feature 2: E-signing, including guarantors and existing contracts
Why it is needed: Signing is one of the steps in rental management with the most moving parts. If a contract is merely saved as a file, you still have to pass files back and forth and arrange times.
Where some systems fall short: They offer template downloads, but tenant identity verification, guarantor signing and signing progress are not linked together, and there is no way to handle existing paper contracts.

- If you already have a paper contract, you can upload it to file it and enter the lease term, payment cycle, payment day, monthly rent and deposit, or choose “Take effect immediately (record-only contract)”. - There are also flows for renewal, lease expiry and move-out, and early termination; the termination steps are submitting for tenant confirmation, signing the termination agreement, and successful termination.
Feature 3: Move-in and move-out inspection reports
Why it is needed: Most deposit disputes come down to “what condition it was in when the tenant moved in”; with a record, there is a basis for discussion.
Where some systems fall short: There is only a printable form, or photos scattered across chat rooms, with no structured items or signatures.

Why it is needed: Rent is collected every month; how bills are generated, how tenants pay and whether payment has arrived are questions landlords ask every day.

- Automatic matching and posting: When tenants pay rent by credit card or virtual bank account, the system automatically matches and posts the payment, so landlords do not need to check entries one by one; the bill page also keeps the payment order number, payment method and payment time. For cash or standard bank transfers into the landlord's account, the landlord confirms manually by tapping “Confirm Payment Received” on the bill page.
